Characterized by a modern coastal style, the villa is spread over three levels and has numerous outdoor spaces.

The location is enviable: just go beyond the gate on the sea side of the property to be on the beach of Pozzarello, where there are establishments and restaurants. In just 2 minutes by car, you can reach the town of Porto Santo Stefano, full of shops and characteristic places. Since the villa is not surrounded by other houses, it guarantees high standards of privacy.

The outdoor areas are designed to satisfy every personal need. The green and well-kept garden is the ideal place to enjoy an aperitif in company, thanks to its comfortable relaxation area, while children can play on the lawn. The outdoor patio, fully illuminated, allows you to organize dinners al fresco in a private and relaxing atmosphere. The internal courtyard, particularly sunny and also furnished with sun loungers, offers an outbuilding with outdoor showers, perfect for cooling off immediately after a day at the beach, avoiding entering the house on hot summer days.

At the entrance to the property, past the automatic gate, there is a parking area, ideal for ensuring the safety and convenience of your cars.

The ground floor of the house is divided into a living area and a sleeping area. It includes the living room, the kitchen, a guest bathroom, and a first bedroom with a private bathroom.

Through a welcoming atrium embellished with elegant lamps and refined designer statuettes, you enter the large living room. Particularly bright, it is furnished with a corner sofa, a smart TV, and a dining table, making it perfect for spending afternoons in the cool or evenings in company. The large windows overlooking the garden allow you to see the sea in front of the house, giving the living room a pleasant natural light.

The kitchen, practical and modern, is equipped with every comfort for long stays, including a dishwasher. It has a comfortable table, ideal for those who like to start the day with breakfast in the kitchen.

Next to it, there is a first bathroom dedicated to guests, equipped with all the essential sanitary fixtures and accessible without having to go up to the upper floors.

The first bedroom is furnished with a double bed, spacious wardrobes, and a satellite TV, ideal for those who like to relax watching a movie before bed. The bedroom has a large private bathroom, complete with a shower and all the necessary sanitary ware, offering convenience and privacy.

A modern staircase leads to the upper floors.

On the first floor, there are two spacious bedrooms that guarantee maximum comfort and privacy.

The first bedroom, furnished with particular attention, has a large double bed, comfortable armchairs, satellite TV, and a private bathroom. The real gem is the private terrace, from which you can see a magnificent sea view. Complete with designer furnishings, it represents a great added value for this area, allowing you to enjoy an outdoor space without having to go down to the lower floor, while maintaining a high level of privacy. The private bathroom, embellished with blue tiles that recall the color of the sea, has complete sanitary fixtures and a large shower. From here, you can also admire the sea view and access the terrace through a French window.

The second bedroom, characterized by refined furnishings, is equipped with a double bed, a spacious wardrobe, a chest of drawers to conveniently store your personal effects, and a satellite TV. A practical study area completes the room, furnished with a desk positioned in front of a bright window, ideal for working or studying. The private bathroom, overlooking the internal courtyard, consists of a large shower and complete sanitary fixtures.

Going up the stairs further, you reach the second floor. Here, you will find three double bedrooms and two bathrooms.

The first bedroom is characterized by large spaces and services that make it a real suite. The sofa bed, satellite TV, and a corner dedicated to preparing tea and coffee recreate a private environment embellished by a magnificent sea view. A private bathroom completes the room, equipped with a shower, sink, and complete sanitary ware.

The other two bedrooms, of smaller dimensions, overlook the internal courtyard of the villa. They are furnished with comfortable double beds and spacious wardrobes, ideal for storing your clothes.
