This is a non smoking villa. Smoking is not allowed indoors including bedrooms and bathrooms. Violation of this policy will result in a $500.00 USD per day cleaning fee.

***Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life. Additionally, pets are not allowed.

It is also important to note that roads in Sian Ka’an are unpaved and therefore distances and times may vary depending on the season and road quality/conditions.

Please be aware that, due to warming weather and fluctuating ocean currents, the Riviera Maya may experience the presence of naturally occurring seaweed during the hotter months of the year.
